Those days are (thankfully) long gone, and for years, even conventional asphalt and fiberglass shingles have been available in a range of colors, enabling homeowners to color-coordinate their homes and making neighborhoods a lot more interesting.

More recently, we’ve entered an era where new alternatives are available. Of these, “cool roofs” and “green roofs” may be particularly appealing to Florida homeowners. According to Roofing Contractor, both reduce the heat that enters the home on a daily basis. Both also offer environmental benefits and help reduce energy consumption, but in most other ways they are very different.

Be Cool

A “cool roof” limits the amount of heat that enters the house via the roof, and enhances the home’s ability to radiate heat out from the interior. EPDM (ethylene propylene diene monomer) is a synthetic rubber that’s commonly used as a roofing material for flat roofs. If you own a commercial building, chances are good that your roof is EPDM. Sold in rolls, EPDM is an attractive choice for installation on commercial buildings because it is water-impermeable, durable, lightweight and cost-effective.

Some people believe – wrongly – that EPDM roofing is unreliable. This undeserved reputation probably comes from building owners who neglect to perform basic maintenance. Yes, like almost every other part of a building, it does require some maintenance: not a lot, but not something you can totally ignore either, or problems will likely get worse, causing leaks and other complications. But if you follow these procedures, your EPDM roofing will protect your building faithfully for years.

Up On The Roof

Plan to inspect your roof at four times each year to spot small problems before they become big ones. Observe standard safety precautions for fall prevention.

You won’t be able to inspect the roof until its clean. Sweep off all dirt off and wash the roof with water. Apply a rubber roof cleaner to remove stains that might hide flaws.
